Thank you, everyone, for all the info. It is an actual true private lender (who truley knows RE as he invests on the commercial side personally) so I'm leaning towards a 10% on 6-12 months. 

I am going to search BP for docs that previously have been used, but if anyone has a resource for an already drawn up contract that I could plug and play, I'd appreciate that.

I am looking to put in an offer on a 4 unit property. I have a private money lender lined up but will need to speak with him about the deal. This will be my first time and I want to know what current terms/rate and so on are typical. 


Any help is appreciated!

 This is great! Does anyone have a similar breakdown for a Private Money lender and the terms, rates, periods? 

Hey, Joseph! Nice work on your property management company and soon to be, getting your RE License! I actually got my license over the summer and I am just signing on with a Group after taking my time to research and interview companies.

Hit me up - I found a group who mentors, offers trainings and invests themselves, which was very appealing to me as I could learn that area better!

I can also give you some ideas of how I went about finding the right group for me.
