@Matt Davies what are you trying to do with your sticky notes? Have you gotten any deals? I did not get anything good at all and stopped it...maybe I should start it back up

Just yesterday I was looking for information on this, specifically Nicaragua (or El Salvador). I plan in 10-15 years to live there part time (3-6 months a year). I would love to find a house where I could rent it the other half of the year. Even though it is far away, I was looking yesterday at the possibility of this. I did not see much great information. 

I also was not sure if the risks of buying a house in another country is better than just finding long term rentals each time I traveled. If I knew I could buy one now, it would at least break even for 10 years, be near the ocean (good surf breaks, no Las Pentias for example) and I would not somehow get screwed I'd look into it more.

 I got my cabinets for my personal house from the Surplus Warehouse in Raleigh and I got a lot of compliments on them. I also use them for all types of stuff for my rentals. It is a great store.

Colton, it doesn't really work like that. Just because you qualify for a 1,000 monthly mortgage on one property doesn't mean they will let you chop it up and buy 2 $500 houses.

Colton, I spent my first 9-10 months searching for a duplex to live in one side and rent the other. As @Dawn Brenengen said, we do not have many here. It was pretty much time wasted. There are a few areas with duplexes, but in my target areas not a single one hit the market for the entire year I looked for a house. 

I still have my duplex searches set up and I have only seen 1 or 2 I would have been interested in.

How would you value vacant lots? The park is about 65% occupied. The assumption for this purpose is they could be filled.

I have seen suggestions you value it at half what you would value a filled lot, 30%, and nothing. I imagine the nothing valuation is based on the belief you could not fill them.

How much does the location of the Mobile Home University Bootcamp matter? They have one in my region in October. Would it be better to attend one near you?

Even if you buy it to move it, you still need to speak to the manager to make sure the lot rent is current. 

I don't see anything wrong with buying and reselling the home itself. I just think you should speak with the manager before doing so. Question. Why would you not want to speak to the manager?

I would not buy a home in a park without speaking with the manager first.  How will you know if the lot rent is paid up? Have you bought a mobile home before? 

Buying a mobile home without speaking with the community manager would be like taking over someone else's lease without talking to the owner/property manager. Do you have a rental property? What would you do if your tenant moved out without you knowing and let another set of people move in? What if you just drove by your house one day and there was an entire different family in there? Would you shrug your shoulders?

I know (hope) you are not planning on living in the home, but the concept is the same.
