Welcome, Bill. I don’t recommend putting a time limit on when to buy, just evaluate each property and buy when the numbers make sense. Consider taking advantage of high interest rates by buying first trust deeds, currently paying 9.5% and outperforming most new rental purchases. Best of luck.

I just raised my rents $150.00. Is your rental in a desirable area or an affordable area? Demand dictates price.

Never accept partial payments. It sets a precedent.

Keep in mind that "funds" are unsecured loans with 0 security as opposed to trust deeds which are secured by real estate.

Crapbox in a crappy neighborhood with crappy tenants. Unless you enjoy spending your time evicting tenants, repairing your property and losing money,don’t walk away. Run.
