Instead of fighting the high interest rates, take advantage of them by buying secured first trust deeds currently paying 9.5%. Buy when rates are low, lend when rates are high.

I think the “Big Dog” program is overpriced but the Chihuahua program shows promise.

I often sound like a broken record suggesting first trust deeds paying 9% to new investors. In the last few months several of these new investors have bought into the hype of the huge cashflow to be had buying cheap, crappy houses in crappy neighborhoods in the Midwest. Their next post was literally, “How do I evict my non paying tenant?” High paying unsecured loans have the same allure to the “I want to retire at 25 with $20,000 a month and I’m smarter than you old guys” crowd.

You have cash. There is no such thing as “extra” cash. My point is that if you treat the money you have that you don’t need to survive as some sort of surplus we tend to make riskier investments as if that cash is somehow different. Best of luck in your investing.

Why have policies if you don’t enforce them? Your tenant knew your pet policy and just ignored it.

Understand the relationship between cheap, inexpensive properties in crappy neighborhoods that are so attractive to new investors because of their affordability and the poor quality of tenants that such properties bring who can damage your property and stop paying rent turning your paper profits into losses. Buy fewer but better quality properties with good tenants and better appreciation which is where the real money is made. Best of luck to you in your investing.
