As a conservative investor, I love my “perfect notes “ that pay 9%. In more than 20 years I’ve never had a late payment or default. I buy notes when rates are relatively high and buy more properties when rates are low. I was able to retire the first time at 35 using this strategy.

I have done very well buying condos in desirable areas as opposed to affordable areas. Properties and rents have doubled in the last 5 years and I have a waiting list for tenants.

If you’re looking for passive cash flow why not just buy first trust deeds secured by real estate? Currently paying over 9%

Considering that performing first trust deeds with conservative LTV are currently paying 9% or more, why would anyone do this?

This is why properties in “affordable” neighborhoods are usually no bargain……

I don’t see the dilemma. Why would you rent to someone who won’t provide their SSN? Sounds like you need a property manager……

I would do what I’m doing. Be the bank. Buy performing first trust deeds currently paying 9%. That’s $7,500.00 a month in passive income.

Quote from @Doug Smith:

Not going to give advice on where you should put your money, but if I had a dime for every kid that called me after taking a course in some hotel ballroom that was opening up a syndication or fund, I would be very, very wealthy. In managing funds for others, the kids might have washboard abs, but I''ve got a gray beard. If they haven't seen a couple of hard core downturns and come out of the other side, I wouldn't work with them in this environment.

When it comes to investing, I will take the gray beard over washboard abs every day of the week. No teacher like experience.
