I have never wanted to quit and I have never trusted someone elses numbers. Probably because I only buy upscale properties in upscale neighborhoods so in 23 years of investing I have never had to deal with high maintenance, evictions, cadavers, plungers, police, squatters, nimrods, drug dealers, baby daddies, sob stories etc.

I would buy first trust deeds currently paying 9%. Steady income secured by real estate.

I would reconsider allowing pets. If you buy your rentals in desirable areas like I do, you will never have trouble finding tenants and pets can cause very expensive damage.

Tenants aren't in a position to "demand" anything.

If you buy your properties in desirable areas vs crappy "affordable" areas you will typically have less turnover.

As others have said, save your money. Buying nothing now is always better than buying a bad investment.
