Post: Are Turn-Key Companies Worth It?

Good question, Jen. Just know that turnkey companies are selling you properties at above market value for the convenience so they will not be as profitable as properties you find yourself. Also there are unscrupulous turnkey operators and legitimate operators. Always do your own due diligence and get your own appraisal on any property. In this market I think there are better options for you.

Kenneth, you have learned a valuable lesson. When we try to better ourselves and fail, it makes us feel bad. The secret is to never try to do anything. This way you can never fail, and who wants to feel like a failure? The next time you feel a burning desire to be successful, simply lie down until the feeling passes. This is the secret to a happy life.

I have done very well with condos but it depends on how the HOA is run and HOA fees.

Quote from @Scott E.:

None. I've heard way too many horror stories come out of Ohio. Although there's a pack of about a half dozen guys who run around here and promote Columbus as a good place to invest. Hard telling if they have ulterior motives or what.

Would love to hear some Columbus success stories...

This. I personally would never buy there.

The person who is on the lease should meet your credit score requirement. If the husband has a qualifying score he needs to be on the lease as the primary tenant.

Don, I couldn’t agree more.

Quote from @Audra Blake:

I’m currently living in a duplex with the other side empty and undergoing renovations. The current landlord is planning to sell the property soon.

As a prospective new owner, how likely are you to keep current tenants if they have been endorsed as good renters by the current owners?

I know the other side will likely still need some repairs and updates, so I’m hoping most prospective landlords would be glad to have one side already occupied by a good tenant. Just wanted to see how a landlord would feel about it.

If you're at or near market rent and a good tenant, I wouldn't worry too much.

If you're way below market I'd anticipate a rent increase.

This. As long as you’re paying near market rent most investors will be happy to not need to find another tenant.
