 This. The number of properties is irrelevant anyway, since 100 crappy houses in the Midwest can be worth less than 1 house in LA.......

When interest rates are high, I lend money through first trust deeds. When rates are low, I borrow and buy more property.......

In this market consider investing in first trust deeds. Currently paying around 9%.

You can own 100 homes with 0 cashflow and 0 appreciation so the number of homes doesn't matter. The profitability of each home is what matters.
