I don't reccomend buying a "resident." They are more trouble than they're worth........

With Turnkey rentals you are typically paying above market pricing for the convenience. Always get your own independent appraisal and do your own due diligence.

One possible issue with investing in 55+ communities is that they typically have very high HOA's.

Jennifer, with all due respect, when experienced investors give you advice and you call it "negativity" because it's not what you want to hear. You may want rethink that.

In general, C class properties have higher maintenance and higher vacancy than A or B class properties. They are often not the bargain they appear on paper.

A "cheap" house is cheap for a reason and typically not in a "good" neighborhood. Cheap houses often end up being the most expensive....

Know what current rents are for rentals in your area and charge that. I raised my rents an average of $200.00 month this year to keep up with market increases. Operate your rentals like a business.
