Yes. As others have said, small increases yearly so you don't have to make a large increase down the road to get to market rent.

Tragic. FYI incubation is for infants. Intubation is an endotracheal tube in the trachea to maintain a patent airway.

The owner may just be refinancing. High priced properties in South OC aren’t going to cash flow as a rental. You would be buying for appreciation.
