Where's your townhouse?

What a great post. My son is 12 and has grown up with an investor mindset that I didn't grow up with.

Exactly why I don't buy C or D properties. They look great on paper........

I only buy condos and have had great cash flow and appreciation. I only buy 2bd 2ba units as they tend to attract more long term tenants. I buy in Riverside, Ca. 

Just wanted to add that the thoughtful responses from the “usual suspects” Joe, Jay, Jim etc are what keeps me coming back to BP every day. There is much kindness and love here. I’m a respiratory therapist and I work with hospice patients so I’m often with patients when they die. It gives me a different perspective on life. Family and helping others is where it’s at.....

Best of luck. I would advise against starting out trying to flip as it requires experience in a few areas. A buy and hold rental is a typical starting point.
