I would only do a queen bed if you are renting by the room to traveling professionals. What percentage of the time  are you renting to families now? Most of our guests are looking for an office for WFH

If it were me Id try cash for keys. If your friend doesnt have a rental license and everything that goes along with that (lead cert/etc) they are not legally allowed to collect rent and if they go to a judge they will most likely make have to repay any rent collected.

 All good, Mid Term Rental, ie a furnished rental thats 30+ days.

What neighborhoods are you considering C? Ie is this something like parts of East Kensington where it going from a C to B in the next X years or something that will stay a C or worse for the unforeseen future?
