Thanks everyone! Apologies if the question was a bit confusing. Long story less long, I’m looking to purchase a duplex in Houston, TX (Harris county) and I’m comparing the pros & cons of purchasing a brand new construction to an older duplex that may need some work. Is there anything I need to be aware of purchasing one over the other?

Curious if everyone can help me with a theory i was told today by a few friends (real estate investors) regarding buying brand new duplex over an older one that needs little renovation. Is it true new construction duplexes depreciate once it’s bought rather than renovated appreciates?
