Happy New Year everyone! Looking to start off the new year strong by connecting with folks in Houston who focus on long term RE investing. I'm currently looking for multi-family properties (little repair and safe areas) and SFH that produce positive cash flow. I know it's difficult in times of high interest and high prices but I figure rubbing elbows with the right people will help me find a deal.
I’m specifically interested in duplexes and/or triplexes because I am looking to house hack with my long-term girlfriend - we’re saving for our wedding. Like most, we’d like to be in an area where we feel safe to walk and hang out.
Any advice or info would be helpful.

Newbie RE investor in Houston, would love to meet-up with others locally.
I currently own 1 property (primary residence SFH) and have been looking for multi-family deals since 2020. Between 2020-2021 I was priced out during the bidding wars which ultimately led me to purchase a SFH to avoid rent surges. (Like @Wale Lawal suggested) I'm also currently investing in the stock market aggressively and saving funds for a FHA down payment and/or emergency fund.
Looking to learn more in creative financing and finding off-market deals. Regardless excited to see the opportunities that come up next year.
Let's get the meet-ups up and going again - Houston is a strong market!

Hey all! My name is Eric and I’ve been on Bigger Pockets browsing forums for some time and thought to finally get out my shell to introduce myself.
I'm located in the Houston area, in my early 30's and have a growing desire to increase my real estate portfolio. In 2021 after numerous attempts I closed on a primary residence (SFH) and have since continued to learn how to locate real estate deals and like-minded individuals working in the space. Like many here, I have an investor mindset when it comes to real estate and in 2023 I would like to purchase a multi-family property to "house hack" (this was the plan initially but I couldn't find a good deal in 2020-21).
Outside of RE, I am a WFH professional working in the Fintech industry, avid traveler and foodie.
Going into the new year, I'm looking to attend more REIA meetings in Houston, collaborate with other RE investors and most importantly learn from those experienced. Creative financing and finding off-market deals is my highest interest at the moment and would love to chat with anyone generous enough to share their insights.
Huge fan of BP and the podcast, I hope everyone enjoys the holidays and closes the year strong! Thanks in advance for your responses and encouragement.

Hi all,
QQ, I'm interested in taking a HELOC against my primary residence to utilize the funds to purchase a duplex (house hacking) which would then become my primary residence. In inquiring on my financing options, I was told that this would be considered mortgage fraud due to the fact that I would be signing a new Owner Occupancy Attestation at the time I take the HELOC. Therefore, this would mean I would have to stay in my initial primary residence for another year and would not be able to move into the duplex (otherwise it would be mortgage fraud).
Looking for further insight on this as this was new information to me.
Side note - If this is accurate, I would greatly appreciate any other creative financing ideas. Thanks in advance!

Hi,
I’m interested in purchasing a property in Sunnyside, Houston and am curious of more information of the neighborhood.
Is this a good investment area? I’m planning to live in the residence for a year and then rent it out.
For strictly investment purposes. I notice the neighborhood still has a lot of work to do. How long until this area is increases in value, I notice a lot of development.
