That's too much work and risk for me to get $100/month.

Get 10 under your belt and then you'll start to get an idea of how many. Until then you just need to focus on making progress.

I take commission when I purchase a property with a listing agent. I rarely buy listed properties.  I generally buy from unrepresented individuals, in which case I don't take any commission.  I'm currently not selling any properties.

A lot of people want to do this, but it seems pointless to me. I'd rather own 100% of 10 units than 10% of 100 units that I bought with a group.

I know that also historically in Austin there has been a gap between appraisal values and offer prices as the historical sales data catches up to current market values.  To your point, @Eric James, isn't it sometimes the case that appraisals can lag behind?  I'm new to this so am trying to learn.

The question is, who is more likely to be correct about the value of the house.  An appraiser or you?

What you're really saying is you think you're overpaying for the property. I.e. the appraiser will say it isn't worth what you're paying

It's so strange. People agree with a saying like "Buy low and sell high". But when prices go high everyone wants to buy. Then, when prices drop everyone panics and wants to sell.

When you start small your mistakes will be small. Like your previous real estate loss.. When you start big your mistakes will be big.
