I've bought BRRR and flip properties with local bank portfolio loans. Some even lent money for the rehab as well.

Require doctor's prescription and current vaccination records. That eliminates a lot of supposed service animals.

If you do that you want to make sure a lot of the proceeds are kept in escrow until they are out.

Realtors in your state should have a standard form for this.

In theory wholesaling is the easiest way to get into real estate.  In reality, it's the hardest.

I got a great property under contract. The seller ws a crazy old guy who refused to pay off a couple judgements against him when these were discovered by the title company. I could have just gotten my earnest money back, but I sued for specific performance.  It took close to a year, but eventually a judge ordered him to compete the sale and the judgements were paid off from the proceeds of his sale. I'm in TX.

It isn't cash flow "vs" BRRR. BRRR properties should cash flow well.

It's not 10x'ing. It's being one of a number of partners.....but bragging that one owns all the units. It isn't real.
