@Chris Soignier thats interesting that you say they have relatively high splits.  Based on stories I've heard form other brokerages I thought the split was decent.

They are offering me a 64-30-6 split.  The 6% falls offer after I pay $3,000 then it goes 70/30.  The 30% falls off once I pay $24,000 and then I keep 100% of my commission earned.

Being that I've never worked for any brokerage but my own what is a good split?  I heard stories of 60/40 in the brokerage favor so I thought KWs split was actually pretty good.

I and most my clients use Honest Home Inspection. They are the only inspection company I recommend. Fair warning though they are not the cheapest but it's a situation were you get what you paid for.

@Phil Earley what was the reason for you to leave KW?  Most of the people I talked that currently work at Keller Williams  don't see themselves leaving, and honestly based on some of the sales numbers I'm hearing from KW agents I don't know why they would.  So what was your reason for going out on your own?

Hey @Mike Madeja  I personally don't do any remote investing however I have clients from your neck of the woods all the way out to  CA that invest in Milwaukee, so if can differently be done.

Prices in the greater Milwaukee area can vary substantially, as does quality.  You can find good looking properties but you are going to pay for them.

@Russell Brazil its interesting that you say your business doubled the first year, I seem to be hearing that a lot.  I know you said that you contribute it to name recognition, but how did that actually translate into more deals, especially since you don't like doing marketing.  Are there just that many people calling the main office and they divide up the leads evenly?

At this point I don't do any lead gen and all my business is word of mouth.  KW boasts that they don't wast time doing direct mail, flyers, etc. but rather focus on lead gen,  any idea what that actually entails?  

They are also fairly new to the area, only a couple offices in the whole MKE area, but they don't seem to place them as close together as other brokerages do, which I do like.  They seem to also be positioning themselves as much more higher end.  MKE has a ton of discount brokerages popping up but KW is owning the 6% saying you pay us because we are the best.

Hey Everyone,  so I was recently approached  by the owner of the local Keller Williams office to discuss possibly joining their brokerage.  I currently operate my own independent brokerage and am doing pretty well for just doing it on the side.  There pitch of coarse is that they can take me to the next level.  I've always considered myself an investor first and broker second, but given the growth i've seen in my brokerage lately i'm considering putting time into brokering.

I would be interested in hearing from any Keller Williams agent that were someone else and made the switch and how that experience was and how their business has been since the move.  If anyone out there ran there own brokerage and then folded into KW I would very much like to talk with you as well.  Feel free to PM me or post on the thread.

I may try finding an agent who is a broker and operates his own brokerage.  As one myself once I have investors who have proved themselves as closers. I now have the freedom to give them better rates.  Whether thats lower commissions % on their listings or giving them part of the commissioned earned on a purchase.  There is a benefit to building a relationship with a single broker.  A typical agent working for a big brokerage won't have the flexibility to offer such incentives to get your business.
