I'd love to help you out in the Pocatello/SE Idaho area. Construction seems to be booming all over Idaho, but there are plenty of projects on this side of the state.
I love this area because it isn't far from Island Park/Yellowstone, and also fairly close (a few hours) to the Sawtooth National Forest. Plenty of hiking, biking, fishing and almost any other outdoor you can think of in close proximity.

The Idaho Falls/SE Idaho area might be a great place for you at the <$200k price point you can usually find a pretty nice 3-4 bed 1-2 bath style home with about 1800-2000 sqft. At that you can rent from $900-1200 fairly easily depending on location/home condition.

I could definitely help you get started on this side of the state. It is pretty tough to find a home-run deal now, but it is a little easier than the Boise area.
In terms of where to start, that depends on your goal. are you looking to try and get as many properties as possible with that $100K? or are you just looking to start small with one property? My advice is to just start analyzing deals and get the hang of seeing what makes a good deal for you. I don't really know the market in the Post Falls area, but I imagine you might be able to find some deals up there.
If you haven't, attend some of the weekly webinars that BiggerPockets puts on. They usually do one that goes over everything with analyzing deals.

I agree with Dino DeVita Boise is a great area, but don't count out the potential on this side of the state!

Boise is a pretty saturated market, if you are looking for investments close to home I'd consider this side of the state. Might not be as good of numbers as some out of state markets, but some of the best that I've seen in Idaho. If you're interested I can definitely help you out.

I've seen some out of state investors 1031 into this area. It's a pretty good market especially compared to bigger cities in California. A lot better margins
