If you are planning on staying there, I would focus on leaving the things that you find important and making it a place you can call home. You may be able to negotiate a better deal, or get duplex plans with the deal instead of Fourplex (The owner has an Engineer, planner, and surveyor business). This property is next to Ross Park which is a beautiful area, and it is near the university so that would make it easier to rent out.

Rexburg is a tough place to find a good cashflowing property. The rent rates are very good though, also the vacancy rates are good. Are you looking to house hack, or what do you have in mind?

I think you are better off sticking to Pocatello or Idaho Falls. As a Realtor I have seen some very good vacancy rates in these towns.  I've talked to a few investors and they've told me that they haven't had more than a month vacant in the past 5-10 years, minus times when they were rehabing and such.
While attending ISU in Pocatello I did know some students that rented in Blackfoot, but it is pretty rare. 

@Derek Loveland I know exactly what you mean. When I was attending ISU I lived in the Collegiate Inn complex. I remember wishing that I would one day own my own complex like that. That's the goal at least!

@Michael Hanks I'm in the same boat myself. Our student loan payments are low enough that we are just planning to wait and use the money we save for a househack. I think it just depends on the interest rate and how much money a month you have to pay towards it. If it is too much, then you may set yourself up for disaster if something bad does go wrong. You should recognize the risks, but don't let that hold you back! Good luck whatever you decide to do!

@Frank D. Wow, seems like you always have such great timing, nice work! Have you considered any other states? I know in my market you could get some pretty hefty ROI with that kind of capital. BRRR method also seems to work well here. Best of luck to you!
