I have a duplex with about 60k in equity and both sides rented. I have a sfr that is free and clear which is valued around 85k and I have a 1031 in progress that is 5 months in and will be purchasing another sfr that will be free and clear after 1031 is complete and is valued around 160k. All that being said I have money in these properties that I can not touch due to the fact that my taxes have been done with an accountant that has been less then professional to say the least so the prior returns I need from the last two years have not been completed yet so I have no way of doing a heloc or a refinance to keep moving therfore until my taxes are completed I cannot move forward at all at least to my knowledge so thats why I am reaching out to see if their might be another strategy or something that might allow me to get out of the rut i am in currently. Any advice would be greatly appreciated!

I bought a duplex last year and have both sides rented. Now the plumbing backed up so I had a plumber run a camera and he is telling me all the cast iron plumbing is no good under the slab so will need to do major work to get the plumbing working again but don't know what im suppose to do with the tenants for the week or two while we fix plumbing issues and insurance will not cover any expenses so is there anything I can do moving forward that will accommodate for the large expenses?

I am a flooring contractor in Abilene tx and I own two single family rentals and one duplex (owner finance). I have good credit and decent amount of capitol but have had issues with getting finacing because of being self empoyed so I have had to buy the first two rentals with cash and I'm trying not to continue to have to do that anymore because it depletes my capital. Any advice on other ways of getting financing would be greatly appreciated.

hey Abigail storm, I am from Abilene as well. I am a flooring contractor but mostly work on new construction and a few Remodel's when I get a chance from the new houses but I can maybe give you some contractors names and numbers if you are needing any.
