@Matthew Nicklin thank you Matthew! I think I would go for a single family house not too close to the water just to avoid flood insurance so I’m thinking that a long term rental is the direction I should go in. What do you think? I know that’s limited info but I would appreciate any input.

I was interested in investing in Birmingham AL from NJ and I am trying to figure out why the market is going up but I can’t. Can anyone give me any insight please?

Is it better to do a short term rental or long term rental in Gainesville, GA near Lake Lainer?

I am from NJ and want to invest near Lake Lainer but I’m not sure whether to do a long term or short term rental.

Has anybody ever house hacked a single family? I am looking to do so in northern NJ and seller finance it actually. The market in NJ is super crazy right now so I’m not sure if it will happen as soon as I want it to but I figured I would post a question about it. Any and all advice or input is appreciated, thank you!

@Guifre Mora Thank you Guifre!  I would be doing a buy and hold, doing my best to get the best deal I could of course.  I’m glad you mentioned that it’s all the same and it only matters that you qualify for the loan that actually makes a lot of sense and clears a lot of things up!  Thank you so much!  I would be doing a conventional loan Lord willing and I would like to get in as soon as possible to a landlord friendly state with a rising housing market.  Do you invest out of state?
