@Adrian Stamer @Jeff Kehl have you spoken with any commercial mortgage brokers? There are lenders that will lend non-recourse on these types of portfolios. Most  of them will securitze the loans so the rates will be a little higher than banks. Figure low 5's to mid 6's for interest rates that are mostly driven by leverage. But you get non-recourse financing with 30 year amortization and much less of a hassle with paperwork (like 2 years tax returns, etc.)

Something in the $10 million range would price out at about 5.25% to 5.50% at 70% LTV.

If it's a tax credit deal, there would have been a regulatory agreement executed as part of the loan docs. There should be a section that discusses sale of the property. You should review this document. Better yet, have an attorney review the loan docs to be sure.

What's the purchase price? How many units and is it cash flowing?

These products are far from my area of expertise, but I would say the leverage is driving pricing. Less money down = more risk, so your rate would be higher.

@Josh Angeles PM If you have specific deals you want to talk through. Assisted living can vary significantly from one deal to another.

@Rashad S. Have you thought about bringing the deal directly to a broker? Then you can collect a finder's fee from the broker without doing much other than making the introduction.
