Another good resource is app.com/datauniverse. You can look up conviction records statewide and it has a good amount of property information.

Hello,
I am currently looking for rehabs in the Perth Amboy, Linden, and Elizabeth area. Our price range is under 100k and are looking to rehab and sell. My partner and I want to do cash offers. Interested in these area since they are close to where the contractors are coming from. Not really interested in Newark area at this time. Thanks in advanced

In most states there is a criminal charge for passing bad checks. Typically if someone gets criminally charged they are more likely to make the restitution than if a civil judgement is passed. There is no guarantee that restitution will be made in criminal court though. In order to prove the crime it typically only requires the account to have insufficient funds when the check is written.

Hello All,
I have been on this site a lot lately. Closing on a multi-family next month . Will post more information on the property when I close. Interested in sfr and multi in Monmouth and Ocean County to build passive income through rentals.

Thanks Chris. The seller is being very stubborn. It is a good deal and he won't do anything to help me out. He offered me $500 and that is about it. If I walk away he will find another buyer.

I am looking to close on a two family home. The only outstanding issue is a mold problem It looks like remediation is about $7,000. Cash flow will be about $420 a month. Looking to hold the property as an investment. Should I look to roll the remediation into a 203k loan or just pay for it outright? My current rate is 4.675 but 203k will move the rate up to about 5.375. Thanks!!
