@Sabine St Hilaire Yes and no. In the early stages when you have little experience or pratical knowledge haveing a seasoned realtor working for you will be a huge help. Doing it yourself will only cause you stress and the sellers realtor doing more work as they help walk you through fhe deal. Normally you will NOT be given access to the MLS without joining the local realtor association $$$. And in order todo that you will ‘normally’ have to be signed up With a Broker’s office and be paying them a monthly fee for the privilege. I have done it both ways. Despite the cash lost to the realtor, you are paying for a valuable service that they have been doing for decades. Never use the new realtor who cold calls you. For now... I pay and am happy todo it.

@Pete Woelfel There are a lot of different ways to do deals like that. First off you need to do the math yourself and have a solid understanding of what your investor is looking for in time and volume ie.(%) I look at an offer price first, then my interest payment, then the: insurance, termite bond, managing costs, property taxes. All added up you see where your rent HAS to be. If that is not realistic something has to change. You want to be mutually beneficial but the numbers have to be right.

@Tamika Wyche I love Zillow. I use the detailed search criteria to find properties simular to mine in the given area. Then i compare them one at a time +\- things like garages, yard size, location. And you will have a decent area of that the market tent is.
