@Jay Helms Great freaking question! It’s different for everyone depending on their situation. For me the best I can come up with is: Organizing and actively utilizing the strengths of a group to attain a greater level of thought power. I curently have 3 others that I will meet with or call to bounce ideas off of. This relationship does not cost me anything more than occasional favors.

In the long run you have to keep your best interests first. Realtors change Brokers fairly often.

@Aditya Maini Wow that sounds dangerous. Reading your question made me flash back to ‘Worst case Squatters’ youtube videos. If you are going to rehab the place you need those tenets OUT. I would make it a condition in my offer that the property must be vacant before closing.

@Jay M. Lol i got duped once by a contractor. The agreement was 50% up front and the remaining 50% when it was complete. The work was progressing well but when he was about 90% done I started to get the story of unexpected complications and delays in the job and he needed to pay his crew. So I paid the remaining 50% early. Never saw him again.

@Kevin Chang I’m a prior Marine. All I ever had to do was send the landlord a copy of my orders as proof and give 30+ day notice. I always looked at it as the risk they took when they rented to me.

@Sabine St Hilaire Starting out i wouldn’t bother. You need the experience of a knowledgeable agent to help you get started and the MLS is not free. You will be paying $400-$600 a year and may have to join the local realtor association for another few hundred a year. The contract knowledge is good to have but you can teach yourself most of it by reading them and looking up the definations yourself.

@Alexander Breich Love your motivation, start with reading Rich Dad’s real estate investing books. You will have to have your parents help you however since you cannot sign a legal contract until you are 18. Good luck

@Daric Myers I try to look at these situations with typical human nature in mind. YOU want to Act as though the neighbourhood is as safe as it gets. Then add Oh by the way the house is equiped with Simply Safe home security. No wires, no contracts, easy do it yourself instal. Have the option there for the tenant to utilize. Once you start putting up cameras you are close to bars on the windows appearance and you risk scaring people away.
