to me:

A= newer house, good neighborhood

B= older but renovated house, good neighborhood.

C= older house not renovated but good condition and neighborhood.

D= older house not renovated, not good condition, and not a great neighborhood.

You could look into getting your property management/ MPIC license, its relatively cheap compared to the realtor license and has a good amount of information that is useful.

Yep, i’m doing single family homes in Bluffton, SC. Its a very trendy town at the moment and i have had an easy time finding good tenants. I have one A house and two B’s. I would love to get into multi family but the only ones in my range are in Savannah and that would be a D neighborhood. So i’m just killing time and building capital at the moment.

It was a 5 bedroom ‘A’ house in a gated community. That was in the early 2000’s and i think we were charging $3-$5K a week during the prime season.

We had a beach front rental house on Hilton Head Island. It was an ok experience, the property management and maintenance are tough pills to swallow. You want to make sure your property management company have inspectors that check on the rental after every use. And keep a large security deposit. We repeatedly had vacuums stolen, the glass cook top broken, and a bath tub overflowed on the 3rd floor. Our owners closet was even broken into one year and they used our bikes all week then left them covered in sand and the lock broken.

On the maintenance side you can look forward to new heat pumps every few years and annual power-washing/ painting. The humid salty air destroys everything.

@Steven Pesavento I do a $300 non-refundable deposit. I’m assuming the pet will cause damage either passively or actively while in the unit. In my most recent one i had to shampoo the “dog’s room” twice and Febreeze the hell out of it just to get rid of the dog smell. No stains just the lingering odor that I don’t want to deal with.

@Jeremy Bartlett One thing in the story worries me. Other than the dog, its age, breed, and access to a large yard. Most duty stations are only 3 year tours. Even with them wanting todo a 2 year lease they might be misleading you. Being active duty they are able to break the lease anytime they get orders. Just a thought. Dont put too much weight in a 2 year lease when they can break it with a copy of Web Orders.

@Steve Balinski Tough call. If you know the tenants well enough to pick one that is competent enough todo it you could offer to pay them for the work. Its a risk though, I would keep it separate and only if you have a trusted and capable person. People do lose hands to snow blowers and what if they slip and fall while doing the work for you? Then you have the storage, fuel, and maintenance of the machine. It might be easier to find a neighbor kid or a company to do the work for cheap. (I’m from Colorado, they are fun machines, when they work)
