Typically DSCR lenders ask for a bank statement showing proof of funds for closing costs. As for the personal home mortgage statements I would imagine they would like to see how much you owe on your property.

So actually a HELOAN would be a second lien on your property. I am not too familiar in this space since mostly credit unions and local banks do them. If you do plan on buying in Arizona, I would definitely recommend you looking into DSCR loans if you have enough equity.

If this is your primary and you are planning to turn it into in an investment, you can. If it is under an FHA loan you would have to wait a year to do so. I've heard of a few loan officers pitching to refinance your primary to reflect an investment property. Not sure if that is that's the case in your state.

163,200 - 138,742 = $24,458 profit.  Feels like not a great number.  

Each unit is 2 bed, 1.5 bath,  4 buildings, 4 units per building.  Built in the 1990s.  Roof is 8 years old.  No issue keeping it occupied.  Minor improvements needed. I believe rent could be raised $50-$100.  That seems to be were the opportunity lies, in increased rent.  $50 increase in rent = 10k a year for all units.

Thoughts?


 When you say 15 years, is the loan amortized in 15 years? or is it a 15 year with a balloon?

What state is this in? I would recommend a HELOAN since you are using it for a downpayment on an investment property. HELOAN's are fixed whereas HELOC's are variable which can be risky in this market.
