Yes, I normally do conventional financing as I stick in the 1-4 unit space. I know I didn't have 25% for this particular property but was told by a lender I have used before that 15% down DSCR is an option. However, in the time we talked and offer was accepted, underwriters have since made those loans 25% down. My DTI is an issue as well so getting into DSCR to loan was hopefully going to solve both issues.


 I actually work with a private lender that does these all the time. Let me know and I can connect you.

Do you own any other properties? You could potentially do a cross collateral loan and get a way with the 15% down using private money.

@Jason Ortiz Is this a downpayment assistance program you are talking about or taking on another loan for the downpayment?

if you own other properties with enough equity you can do a cross-collateral loan to achieve this. Just PM'd.
