Post: Appraiser says can't use income approach on FHA HELP

An appraisal is today. He has warned agent to not be surprised if it does not appraise high enough due to no comps (small town). He says he is not allowed to use income approach per FHA.
I looked in the single-family FHA guide and it sure does talk about using it. This is multi family but don't see why it would be any different.
Any help?

Say you buy small apartment complex for $1M and apply for the exemption. If it was on the roll for 650k, your new taxable value would be 750k ( 1M-25%). If it was on the rolls for 800k, your taxable value would be 800k(Somewhat less than a 25% reduction).
Be very aware however that even simple tax laws can become complex because different ones apply in different circumstances. For instance. The 25% exemption noted above is designed for relief from market appreciation not capital expenditures. If that $1M property was a dump and you $200k of renovation before the end of the year, that is going to effect both the market value and the exempted value. Call your assessor and ask. The are typically glad to walk you through your situation before had rather than deal with appeals later.

Statutes read virtually identical in every state in the US.. it really depends on what states want to enforce these and ones that don't.

@Andre Chambers You don't seem to explain the strategy(s) used from the book....offer, counter offer, counter offer etc is normal negotiating. Can you be specific?

Well there is a real estate agent in my area that advertises he will buy your house of they don't sell it. I'm sure there's a lot of fine print and it will never happen but makes it seem less of a crazy idea.

Since when is robbery a civil issue. I would report and press the police to investigate, and would continue pushing until they are arrested. I would then demand either jail or restitution.
First of all, it isn't robbery. Second of all, I said "probably", and third of all you must have never dealt with the police.
