  1. do some of your goals conflict?
  2. do you really value that goal or do you just think you should value that goal?
  3. what's the timeline for the goal?
  4. what are the steps for the goal?
  5. who is supporting/hindering the goal?
  6. if you've tried and failed at the goal before, do you know why?

Colorado Springs has several good areas to invest in, but for different reasons.

  • Southeast Colorado Springs has remained relatively cheap compared to the rest of the city. We are seeing the Amazon facility go there, as well as Space Force (if that happens) and an Aerospace company that is set to bring a lot of jobs. Additionally, the airport is located there and we know Southwest Airlines is coming, and there is also a rumor that the Colo Spgs airport is getting a $10 million upgrade. All of this is great, my only concern about the SE area of town is that it is vulnerable to sprawl. There is nothing to stop growth on the east side, which means it will likely appreciate at a slower rate.
  • The west side (the area between I25 and the front range) is usually where my investors buy. It is seemingly the most attractive to both of our major demographics (retirees and millennials) for its access to the mountains and downtown. The views are outstanding, and as an investor in Colorado Springs- what is really attractive is the fact that it's a limited resource. The patch between the mountains and I25 is small, so it stands to go up in value (similar to Golden outside of Denver.) 
    Ivywild (Tejon and Cascade) is seeing a huge development come in this year (Creekwalk) and that are also feeds into the best (and very small) Cheyenne Mountain school district. I'm keeping an eye on this area as well.

A lot of our clients that are in Denver but want better investment numbers look at Pueblo or Widefield. There is some opportunity still in Colorado Springs, but it's not anywhere close to the midwest: Oklahoma City, Indianapolis, Tulsa, etc.

  • Just curious about what people think would be interesting/helpful topics. The topics can be real estate focused or just financial savvy focused. Here are some thoughts I have about speakers.
  • - If you own an investment, I'd love to have you talk- it's really good for people in the group to be exposed to people that have an investment, and I think it can be intimidating when you hear about people with 200+ doors and stuff. If you have 1 door, 5 doors, ten doors, you are an expert to the person that has zero and I think they could benefit from your expertise.
    • If you feel like you don't necessarily want to present, I'm happy to do an interview style set up and/or help you with your powerpoint or whatever you need to feel comfortable.

  • - Small-business oriented speakers: people that have owned and/or own them: pros/cons/fears/etc.
  • - Professionals: tax, legal, lenders, etc, etc.

@Jenny Bayless - It'll be interesting to see how prices come up. My assumption is that a lot of those jobs will remain low-paying, so while you will have a good rental pool and there are builds happening there, it won't appreciate quite thew ay the west side will. That said, realtor.com might disagree.

@Ryan Cleary - I recognize that the media keeps talking about people escaping cities, but I think that's a trend that won't last forever. I personally think Denver short term rentals and Colorado Springs short term rentals are a strong bet because they attract business and vacation renters.
