@Colin Smith - Adding to what Colin Smith said, the new restrictions dramatically changed the short-term rental play in Colo Spgs. It actually made it better for people that have STRs and worse for people trying to get in... That said, if you can find ways to work around the 500 foot rule and be patient with the CS planning dept (which is being inundated at the moment with questions), you can still find properties that work. We have a client under contract with this plan that implemented it post the law changing. To me, it's just important to consider what your short, medium and long term plays are and to understand that STRs continue to have new and untested laws, which can still benefit you if you are okay with the shifting and a little regulatory insecurity.

@Alex Jimenez - if you're open to leaving Denver, this might be possible in Colo Spgs or Aurora. There are also some loan programs available for people that make $74k or less.

This is an investing club with the mantra "get educated and educate others."

We have met monthly for the last 18 months and focus on real estate and investment topics. The meetings are approx 1-2 hours, and the format is: introductions, speaker presentation and questions, closing remarks. It is open to females only. All interest and experience levels welcome.

Nice! We do a lot of house hacking with clients in that area and my parents live close to the zoo. That's a nice find at that price in that area. Are you short or long term renting it?

Hi there! I've written a few articles for BP on this topic (linked below), because we've been very happy with our medium term rentals. When the Airbnb laws changed in Denver a few years ago, we stopped doing short-term rentals but still had furnished units, so we moved into corporate/traveling nurse/"medium term" rentals and have been really happy with them. The clientele tends to be respectful and they often stay longer at a higher rate than they intended. Have you been finding this to be true as well?

@Nicole Heasley Beitenman - Totally agree, which is why we need more financial literacy in the United States. It's not surprising people are reticent to spend so much money on something they know very little about.

@Jeremy Norman - All good points- especially the focus on the 1% rule not being the end all, be all and putting people on shorter leases. For the bad reputation short-term rentals get (Airbnb), at least those tenants are in and out- whereas a bad long-term renter is a long-term problem.
