@Ararat Vardanyan, I did some digging and it looks like the book you need is "Principles & Practices of New Jersey Real Estate" $45 through the link below.

Amber, if he is doing the inspection for his own property, I bet there is a work around. I would imagine they would restrict an inspector's ability to be a hired contractor to do the renovations as that could be a conflict of interest. Let me know if you want me to send you the contact info for the inspectors I work with, they could steer you in the right direction.

Do you have the ability to take online classes? I have my MN license and my entire course work (90 hrs) was done online. May not be applicable to your states, but worth a look. Best of luck!

That will all depend on what you want to learn! Take a peak at the Bigger Pockets bookstore, they have an amazing collection of books that dive into all the various "pockets" of real estate. Rental properties, BRRRR, flipping, renovations, funding and finding deals, note investing and so much more.

I am personally a fan of the grey trend. A lighter palette will make the space feel bigger. Using a semi to high gloss finish will be more durable and easier to clean than a flat or eggshell. I would also keep a file of your color swatches for later touch ups.

I'm not too familiar with the wholesaling world, but there are multiple avenues for comparative analysis. Appraisers use a combination of 3 methods to arrive at a value, sales comparison approach, cost approach and income capitalization approach.
Sales comparison is the most common for residential. Cost is used for structures that are unique and more difficult to find comparisons so the value is determined by calculating the cost the rebuild. The income approach uses the income generated from the property to calculate value.
You might have to widen your parameters to dial in some comps. Do you have anyone local that knows your market you can consult?
