So I am trying to run numbers on a few larger apt. buildings and the expenses the owners have given me are obviously inflated for tax benefits.  Does anyone have a general rule for factoring in expenses for a 10+ unit building?

Hi Ian, I live in Cincinnati if you ever need help looking for a place feel feee to contact me I am an agent here. Also, Northside bank is small and I have found easier to work with. I also attend the REIA meetings, and look for properties that will offer financing.

I live on the west side, am a realtor in the Cincinnati area and own a deuplex on the west side.  Certain areas are very good to invest in my rental gets $550 rent for a 2b 1b (I think that is a little low)  and I paid about 70k for the property; however I am in Oak Hills sd which is a very desirable sd my tenants are awesome and I don't have a problem finding renters in this sd.  Price hill can be a bit risky but you can get very very cheap properties there.  If anyone wants more info hit me up. ;)

For my second deal I found a duplex with long term tenants already renting.  That kind of free's up a lot of error and risk.  I just had them sign a new lease.  So far it's going smoothly I am doing repair work needed on the outside but I made sure the units were nice.  Let me know if you have any questions, I am right in Cincinnati.

I was thinking I want to do a flip or another buy and hold if it would offer cash flow.
