Post: Seller Financing - A new twist on something I've heard before

1.  Property has to be owned outright.  

2.  A realtor would write up the offer with the terms.  An attorney would write up the seller financing terms.

3.  Go to property appraiser website to find out owner's name, then go to official records and do a name search.  Look for the legal description and see if there is a MTG (mortgage) recorded.

I agree, in Orlando there are no turnkey providers.  Well I guess there are, but no one I would trust.  Your best bet would be to purchase a property "turnkey" that does not need any work and get a renter in right away.

Your realtor should be able to supply you with a list of reputable contractors.

Right now the most areas in Central Orlando area are pretty hot.  Good investment properties usually have about 20-30 offers on them, the inspection contingency waived and high escrow.  Higher price point properties usually have less offers, but will always have multiple and will call for highest and best. So if you are looking to purchase an investment property, be prepared to be submitting lots of offers.

@Jeremy Shinall you have to do official records searches to find out if there are liens against the property.

Just wanted to update this post.  Here are some numbers for short term rentals that were provided to me by Brian Riggs at All Star property management.  Numbers are based on a 55% occupancy rate.
