I see a local lender lets you finance 80%, a locals advantage. How are you able to cash out refi so soon? Are you using the delayed financing method they mentioned in episode 301 that Mindy also mentioned?

Further details ...

I currently live in California but hold 3 properties in Indianapolis. 

As the title states, looking for a lender who can do a 75 or 80% LTV fixed loan with little to no seasoning. Upon completion of rehab, or once tenanted with a lease is ideal.

If you have any leads please let me know!

You're budgeting just $29 a piece on both vacancy and repairs on $975 in rent? $40 a month for insurance on an $80k asset?

How did you arrive at those numbers?

To answer your question more specifically, they are out there. I currently am holding 3 units in the rehab phase and am all but certain they will all BRRRR to allow me to capture at least what I am all in at, including rehab. But it is getting tighter and tighter.
