I would love a feedback option in Bigger pockets. Some sort of system where people provide ratings for people they have worked with. 

Amazon has many reviews but it's the Verified Purchase ones that hold weight.

I'm going to politely disagree with Ryan. Fees can literally be the death of you in a 401k. A 1% difference can seem insignificant but is detrimental when compounded over time. 

Ultimately, you have to look at your net returns. Compare the performance versus the fees and see what is most profitable. Index Funds are likely your best friend. Statistically, almost nothing beats them and when you factor in the fees for something that may beat them you end up at zero because of the fees. I've gotten a 16% return over the last 12 months paying 2 and a half basis points in fees. 0.025. I'll take that all day long. 

Study your options, ser what's available. Use calculators to compare returns between funds and factor in fees.

I took a loan against myself to help provide reserves as asked for by my lender and paid it back to myself relatively quickly. 

That property has appreciated 45% in 4 years. I don't regret it. 

Paying pre payment penalties is something else altogether and not something I see myself doing.

wholesaling is not a full time gig and I'm not involved in it. 

From all the podcasts I've listened to regarding the topic, you need systems. Familiarize yourself with the process first and then determine if you're available to that commitment.

I forget if it's 70 or 80 percent. I also don't know the seasoning time. I've heard 6 months at best, 2 years at worst.

One of the podcasts, I forget which one, somewhere in mind 2016 touched on section 8. In short, you have to apply and pass an inspection and then they add you to a directory for beneficiaries to sort through.

What is Kiyosaki referencing when he says that you should be investing in Oil but not in Oil stocks? He mentions tax breaks. 

I ask because I hold Chevron stock and have for years but am curious to know what else he is talking about.
