Not very compelling numbers. Under 1% rule and under 12% Cash on Cash. The math on the right column isn't accurate either.

There's a book I read (on tape) years ago called 7 Steps to 720. Fantastic.

It sounds like you feel pretty strong a out your fundamental numbers. That's the science part of it. 

Whether or not your incremental investments in higher end amenities will yield incremental rents via higher end tenants is the art part of it.

I forgot which podcast it was, something in the 60-70 episode range mentioned a CRM like Zoho.

You should pick up the ABC'S  of Real Estate Investing ASAP. The book is mostly devoted to nogetiating purchase price on Multi Family.
