Hi, 

I have been reading alot about investing in the Baby Boomer market. (which I am a part of)

Many people from my generation are thinking of downsizing.... leaving large homes and renting either condo's or apartments. I'm currently looking into AZ, where I know many who have already made that move. From what I've seen housing is affordable. Climate desirable. I realize however, that in buying and renting such property, there are many things to consider like HOA fees, etc. Also, many that I have looked into state that they are "owner- occupied only". Does anyone have any experience in catering to the older generation?

I recently came across a duplex, that is close to a university.  It has been foreclosed and on the market for 11484 days (about 32 years.. if the number is correct.)  It is an old building, but has been remodeled inside.  I often wonder why it hasn't been bought yet, since it would be great for student accommodations- 6 bedrooms.

Only Michigan, which is where I'm from.   The houses there are very affordable.  CA was thought of because my son is there.  We thought of buying a duplex at first. He could live in one apartment and rent out the other.   Many duplexes that I've seen on the market are already rented out. Would that be a good way to start, considering we wouldn't have to worry about finding tenants? Or would it be better starting fresh?

I am an American citizen living in Greece, looking to invest in the US.  We have some money put aside and are looking to create some passive income for retirement. I am from MI and thought about investing there, considering there are alot of affordable homes. But then began thinking about CA, but found it a bit too expensive... my son lives there.  Now, I am looking into AZ or OR.  Any suggestions would be helpful.
