hopefully you got something going. If you did you are at a great advantage. I didn't do that when I was starting. If you haven't this is what I would do. I would add a key word to REDFIN, Zillow etc mother in law, casita, or extra income. There are single homes that have an additional unit that are not advertised correctly but might have key words like this that can give you the advantage. If you are working with an agent or wholesaler make sure they know you are looking for this. I have personally had to get creative with some of my flips, that strategy has saved me. During covid literally middle of covid, I was doing a flip in a very special side of town Alamo Heights when suddenly my 100K possible profits became 80k, 50k then 30k until it no longer made sense to sell so instead I converted a separate covered garage into a casita, it saved me. This was not an easy thing to do, I had to get creative and do lots of research to ensure zoning was not going to be an issue. Ensure you know the regs in case you are thinking of something like this. Know that San Antonio allows exemptions and all home owners can add an additional space without having to argue or apply for special zoning. Research is power

Hi, curious did you end up getting it? The county change their policies so hopefully if you ended up buying them, those policies did not affect you. Unfortunately, they affected me. I wanted to built 4 units in my MF33 lot but due to their new policy I was not allowed built 2 duplexes ( saving the high multifamily costs i.e. site planning and sprinklers). Anyway, regardless of the outcome it looks like you are looking to invest or continue to invest in the best real estate asset. I started with SF, and I’m so ready to liquidate and move to bigger things. So ready. Happy Investing

I will do some research on this, I too have a need to know but is for a total different reason. I have 11 Airbnbs that I built from scratch. As you know Texas is hot and although all my units have new ACs my electricity bill is quite high. It would be nice to install solar pannels to help with this huge problem. If I get any relevant info I will be sure to post it here..

@Tyler D'Alessandro totally doable al around SA. Don't believe what one or two Realtors say. Research research research and do your homework. There is plenty of 1% here in SA. Another strategy would be fo find homes with a secondary dueling. A on the record second structure on the property and get with the city to make sure it's legit. As long as is on the record BCAD prior to 2010 I believe it will be grandfather as a ADU Or there are areas in SA where duplexes were also grandfather. For example I got a SF in Alamo Hights and it had a secondary structure and I was ready to put a strong case to get my secondary unit approved in order to get me a new Address but it turns out that my area had a long-standing grandfather duplex situation. So I would also concentrate on these types of homes and you need to make sure they have their own way in and out to include a strategic parking space. I got lucky both the big house and little house have their own separate entrances and driveway. Best of luck and 1% rule is easy to find here in SA.

@David Brent I do my own. Super easy. I used to use a Company when I was w2 but now I do it all. With systems in place I keep all the profits and it’s no big deal. However, as I grow I will get a Company again. During my latest research I found a flat fee company and I really like their pricing. I think it was $99 which is absolutely less than 10%.
