Hi All,
I've looked around online, but I'm still not sure I understand the difference between tax delinquency and default. It seems like default is more serious than delinquency. Can someone please explain the difference between the two?
Thank You,

Hi All,
I'm currently looking to move off market. Does anyone have any tools to generate leads and text blast? I know some such as REIReply, Propstream, etc. I'm looking for something you all would recommend and that I may be missing online. Thank you for your help!

Hi everyone. I've looked online and at some previous BP posts, but I'm not quite sure how to come up with a good estimate regarding the cost of separating water meters for multifamily properties. Does anyone have any advice? Thank you!

Alexa,
I'd love to be a part of a group such as this one. I'm not sure if I'd be able to make it every week, but I can always try my best. Can you message me with some more details? Thank you!

Hi there,
Personally, I'd definitely buy the investment property. However, I'd make sure I have a trustworthy property manager and network in the area for while you're away. You can manage the property yourself as well though. If possible, I'd also look to purchase something such as a quad; you could use your unit as a short-term rental while away. As long as the numbers work and the strategy makes sense, you're good to go.
Hi there! I'm not from the area, nor do I invest there. However, assuming you've already done plenty of research on some markets you'd like to be in, I'd highly recommend building a network in that area. This could be through property managers, contractors, brokers, other investors, etc. This way you have a variety of sources to help guide you in the area; information they give you can also be compared. Good luck with the next property!
