I love OH and invest there heavily, even though I’m an out of state‘er (in North Carolina). There’s still plenty of opportunities and money to go around there.

I’ve had success going to where returns are best. For me, I’m personally fine going a thousand miles to invest in a property as long as I have confidence in the boots-on-the ground team that I have in the given market. I straddle my investments between an appreciation centric area (my home state/city ~ Charlotte NC as an example), and a cash flow centric area (for me, it’s Cleveland OH)..Your decision to go out of state or over a long distance remains your decision and is heavily dependent on your risk tolerance.

Creative way to get started (but you need some sort of good credit history and an LLC setup) = capital stacking.. utilize a company that gets you business credit (through multiple credit cards with introductory 0% interest for a period of 2 years)…liquidate the credit cards thru another 3rd party, and then you could have potentially $75k to start a fix and flip business. I've been thru 2 rounds of this - first round = $75k, and 2nd round = $100k…of course you have to pay this back but if you buy value add places below market value, no problem
