Welcome to BP! Depending on where you look, you should be able to find a 4-plex for less than 1 million. If this is your first time investing, you may want to start with a smaller deal. However, don't let me sway your goals or confidence!

Hey Craig,

When investing in an out-of-state market, I usually rely on my agent in that area to send me information as it comes up. I do of course also check google about upcoming constructions, big business moves, and basically any local information. 

Check google every day, things will pop up as they come!

Hey Vincent,

Having your license does give you more rapport, since the thought of a real estate agent's fiduciary responsibility follows a license. There is nothing stopping you from wholesaling without a license.

In my opinion: if you do not plan to join a brokerage and use your license, it may not be worth it. That is up to you!

Some usual pros; Can be below market value, Can be move in ready, 

Some usual cons; May need tons of rehab work, Might be bid up to above market value, Might be a common foreclosure area.

Hey Paul,

If you're using a contractor, he should be able to pick the cabinets that will fit your house accordingly. If not, you can search on google to find prices, colors, styles, and sizes. You will be able to find your best price and pick your ideal cabinets for your project.

Hey Michele,

I usually cold-call these property management companies myself and interview them personally. I suggest going with a management team that has 400 - 1000 doors. The larger teams don't have time to talk personally with you so you get lost in the crowd. If you go too small, you risk having an inexperienced or bad team.
