I never thought of just letting her out of her lease! That takes the pressure off, for sure. I wouldn't have any trouble finding another tenant.
I am always responsive to maintenance issues and handle them quickly. None of my other tenants complain.

Water heater was old and developed a sulfur smell in hot water...affected shower and laundry.
Replaced water heater (new).
Tenant complained that water still smelled bad, so had her flush the bathroom, kitchen and washing machine lines to get rid of any bad water remaining in pipes.
I sent her a $50 gift card for her trouble ( which she didn’t acknowledge until I asked if she’d received it.)
Now she’s complaining that her towels and husband’s work clothes stink when wet even though they don’t smell bad when dry.
This is a SFR in a fairly nice area in Midtown...I believe she's hinting at free rent ($1288-) for a month or more.
Should I even consider that? What would be a fair compensation?

Yes, we are well beyond the grace period of 5 days from the 1st of the month.

Reliable tenant sent Western Union Money Order for $575 on 31 July.
I notified tenant on 11 August that it hadn’t arrived and asked if she could track it.
Asked her again 14 Aug.
On 18 Aug , Sent her a link about how to cancel a money order and have it reissued.
21 August, tenant asserts that she knows how to cancel a check, and only now looks to find out that it was cashed on the 18th.
Let’s me know she has address to send copy to Western Union and will let me know “when she gets it in”
From what I understand, WU will just send copies of front and back of cashed check. Period. IE no refund for fraud.
Any advice? I’m not rich.

I live in Austin, but all my properties (6 doors) are in Memphis...along with contractors, etc.
I love older houses, and found one in San Antonio which I think has a lot of potential, but is also going to need a LOT of work.
I would like to connect with folks more experienced with the area to help me evaluate the deal and see if it’s worth pursuing.
I plan to be very involved with the rehab, but there are some things I won’t be able to do on my part time schedule.

In Memphis, the mowing is a similar issue. The PM didn’t handle it and I got fined. Then I set a lawn mowing service, but they were inconsistent, wanted reviews/ratings from me out of state and wouldn’t send before and after pictures. They even reported 3 times that the grass was now mowed when they hadn’t done it.
Luckily I have good relationships with the tenants and they would send pictures.
Finally I wrote into the lease that the tenants handle the mowing and referred them to the guy down the street who mows consistently, but only for cash.
One tenant got herself a mower and enjoys the exercise.
Problem solved.
