To @Michaela G. point, I echo what she said. I just bought in East Point and the house and area is fantastic and not nearly as "bad" as people would make things out to be without ever having been there. 

This is by no means applicable across the board, but I've found A lot of times:

  •  "War zone" areas are commonly socially defined as: lower income areas with what people deem to be heavy foot traffic. So, when crime happens in these areas, people attribute it to the community and effectively devalue the community. 

Now, to draw contrast I've found a lot of times : 

  • "Hot places to live" areas are commonly socially defined as: higher income areas with often times 3 - 4x more foot traffic than their lower income counterpart. However, when crime happens in these areas (and crime happens a lot here), people tend to not pay much attention or just have a casual mindset about it. 

I've also personally lived in Midtown Atlanta, where the values are extremely high, have the hip restaurants right next to me etc etc. and I had my car broken into the first WEEK of me living there, haha no exaggeration. And interestingly enough, when I crime map the "bad" East Point areas and compare it to the "good" Midtown/West Midtown areas, there's actually far more crime in Midtown/West Midtown by comparison. 

TLDR; South and SW ATL isn't as bad as people make it out to be. "War zone" is often subjective and rarely a true war zone. Don't listen to what people say if you haven't been in the area and vetted things for your own comfort level.

Having lived in Indy not too long ago and now living in ATL, I will personally say the opportunity for Duplex/Triplex is much better at the $200-300k price point you listed, in Indiana, specifically Indianapolis. 

At the end of the day though, the city you pick has to be up to you and your comfort level and your personal reasons. But strictly from an opportunity to value standpoint, nothing else considered, I'd go with Indy every time with $200-300k to spend. 

As with any city though, be sure you have boots on the ground and area knowledge.

To help you I'd need much more information. What area of town? Is your price you stated all in price? Or purchase price? What are your goals?

With 170k in equity I would look into the possibility of 1031 exchanging that equity into a larger property with more doors. Either with a partner or solo if you can swing one.

However, echoing others that replied, it's all about your comfort of time spent. My suggestion will take a but more time upfront, but the pay off can be solid if done correctly and keeps you in more direct control. At least more so than a set and forget style syndication. Unless of course your goal IS to set and forget.

So you'd be in for 100k and then have to find the building of it? Do they offer builders? What is the upside to what they're selling?

This sound interesting, I hadn't heard of it before so I'm just curious to understand more.

I definitely recommend leaving your money where it's at unless you know some secrets that others don't know...the stock market will always inevitably go down, and eventually back up, I personally wouldn't recommend trying to pull out and do other things with the money on the outset of a typical downturn.

My statement assumes your stock money is in a relatively diversified portfolio and/or managed by an overarching entity.

Good suggestion on the CTA, I was intentionally trying to stay away from anything sensationalized like closing immediately because I can't close immediately like that. But I'm understanding where you're going, I will need to find some kind of CTA that really aligns with my views and ability,
