Cincinnati is a more established market with 5 fortune 500 companies based there. Columbus is an emerging market with more recent business growth

I invest in Columbus OH, huge growth to come from recent additions to the tech sector (google, intel, amazon, honda, and many start ups). Plans to were announced last month to invest $2B into the cities airport in anticipation of the population/business travel growth. Low taxes and landlord friendly.

Spread your search out to tertiary markets or even out of the state. Cashflow deals are still out there

 Thanks Evan.  What did you meant by your last sentence?  Isn't it better to pay less down payment?

Financing with a higher down would increase cashflow but still leverage your money

Live where you want to live and invest where you want to invest. Binding your living arrangement with your investments is tough and you most likely won't be able to optimize both

Dayton/Cleveland OH are good cashflow markets. Buy a property that's turnkey or minimal renovations on your first few out of state deals to build out your team and get established

Check out south side. It's sandwiched between nationwide children's and googles new data center (S high and Rathmell)

The positive cashflow investments are going to be within the outer loop
