If Illinois doesn't fit your investment criteria then I'd go with a market that has strong population/job growth, landlord friendly, low property taxes and high rent to price ratios. Columbus, OH checks those boxes

Cleveland is a cashflow market with higher rent to price ratios. Columbus has average rent to price ratios but comes with the growth potential that the tech developments bring (intel, amazon, google, etc).

Buy a turnkey deal on your first out of state investment to take some of the riskier variables out of the equation

Most of the projects still have a few more years. Intel will be even longer because of the sheer size, it'll house 8 chip factories and additional supporting operations over 2,000+ acres. We saw an large initial wave of demand when they chose the site.

If you already have access to capital you should invest for long term growth. I would buy and hold turnkey rentals, it's better to ease into RE investing and turnkey rentals are going to take some of the riskier variables out of the equation. As you build your team you can start to lean into some heavier rehabs.

I invest in Columbus RE, huge growth to come from recent additions to the tech sector (google, intel, amazon, honda, and many start ups). Plans to were announced last month to invest $2B into the cities airport in anticipation of the population/business travel growth.

Job/population growth are key indicators for long term growth. The trick is finding a market that has future growth along with a high rent to price ratio. It's easy to find a hot market. Finding one with positive cashflow is a different story. 

I live/invest in Columbus, OH. We have huge growth to come from recent additions to the tech sector (google, intel, amazon, honda, and many start ups). Plans to were announced last month to invest $2B into the cities airport in anticipation of the population/business travel growth.

The Ohio market has plenty of good options that would fit your buy box. Dayton and tertiary markets outside of Columbus have the cashflow that you're looking for
