I work in the construction industry and my clients are building all around Niagara. I'm currently looking into duplexes in St. Catherines under $500k for my next purchase, something I can't find in Hamilton.

@Robert Bugeag sorry for the delayed response, but the cash flow is very good, hundred/property. Provided my tenants have been great, I don't intend to increase rents for a couple more years especially with the times we are in.

I am also struggling with this. I live in Stoney Creek/Hamilton. With the rising prices, it is very hard to reference the 1% rule. I have properties in Smithville that that are cash flowing at 0.8%.

Hi,
I am currently looking at a property in Southwest Middlesex/Glencoe.
It is a 6 plex building that needs some work. I was initally quoted at 350K, and now she has dropped it down to 200k. I was wondering if there is anyone in the area that can provide me with some information on the market.

In terms of joint ventures, I am fairly new at this. I have a property under contract and looking to do a flip. I am not putting any of my own money in this deal. I am just putting the deal together. Does anyone know what would be the proper split?

Hello guys,
Thanks for getting back to me I appreciate the details.
It is a 5 bedroom legal duplex. 1 tenant renting out both for 1,300/month. It is fully renovated, siding, roof, floors, paint etc. Needs some tlc estimated at $5000. I have some comparable that range between 150k-170k. I will get more realtors to look at the property.
