@Nicholas Patrick I too have looked into the House Hacking strategy using an FHA loan. It appears that it is one of the best ways to get started in real estate investing.
When you said you are going to use direct mail post cards, will you be sending those to properties your agent shows to you? Or to everyone with multi-family properties in your area?
@Carl Fischer thank you for the feedback! I definitely want to educate myself the best I can before diving into my first property. However, like you said, I will have to take action in order truly grow as a person and investor. My end goal is to eventually retire from my job and focus solely on growing my portfolio and increasing my passive income. Thus far I enjoy the company I work for and am grateful for the opportunities, but I don't think the corporate world is a place I want to be my entire life.
I'm curious, how did you get started in real estate?
@Jonathan Greene thank you for the feedback! I have read a couple of the Rich Dad Poor Dad books which really helped shift my perspective of how to build and grow wealth. Additionally, I have read The Book on Rental Property Investing which really opened my eyes to how attractive real estate is at accomplishing my financial goals. Do you have any book recommendations more focused on multi-property investing or more nitty gritty of getting started in real estate? Thanks again!
@Scott Schultz I have heard of house hacking before and am very interested in doing that. My girlfriend and I currently live in an apartment so moving into a duplex or triplex will give us essentially free housing while we build equity on the building. Any recommendations on the process of looking a smaller multi-families? Thanks for the advice!
Hi all, I'm 23 years old and 7 months into my first job out of college in the Fox Valley, Wisconsin area. Still have student loans to pay off (looking at about 2 years to do that) and then would most likely want to buy a home for myself after that. My question is what can I do right now to help better prepare myself for Real Estate investing? I am fascinated by the idea of purchasing small multi-families (due to their cash flow potential) and just keep building up a portfolio from their with more and more multi-families. Like I said I'm still a little ways aways from being able to purchase my first property but would appreciate any advice about getting started! Thank you!

@Jeremy Anhalt thank you for the advice! I will definitely have to add Think and Grow Rich to my list of reads. Being so new to everything I've never heard of the REIA in this area before so I'll have to do more research about them and try to get involved. Thank you again!

Hello everyone! I'm a newbie who recently (3 months ago) graduated from college and have settled in the Fox Valley Area in Wisconsin for my first job. I majored in Finance and Economics so the idea of creating money and making it work for me really excites me, as I'm sure it does for you all as well! Recently, I've been doing a lot of reading and have really discovered the power of real estate rental investing. What first drew me to real estate was Robert Kiyosaki's book Rich Dad Poor Dad (I'm sure some of you have heard of it) and how he explains the concept of making money work for you by purchasing assets. In the book he briefly discussed his success in real estate and it got me thinking that that could be a way for myself to build up my assets and passive income. Following Rich Dad Poor Dad I read Brandon Turner's book The Book on Rental Property Investing and that really opened my eyes to the wealth building potential real estate has. I actually just finished reading the book yesterday (currently taking recommendations on other "newbie" level books) and thought that I would give BiggerPockets a look and WOW am I impressed. Anyways, I just wanted to say "hello" to you all and welcome any advice you have to offer someone just starting on their journey.
