@Imtiaz Koujalgi That's an OK area. Directly surrounding areas can be a little sketchy (especially directly north/northeast/east of town), but that's right next to Wake Forest University, I'd mostly expect undergrad/graduate students as your main tenant draw. 

I think that rent range is about right, you probably would need to do some minor aesthetic work first, mostly just paint, maybe new appliances, new outlets/light switches, etc. 

27106 is generally a good zip code. 27103 is the center of the bullseye - most desirable neighborhood in town that isn't a luxury neighborhood - draws primarily medical professionals (also where I live) Most places Northwest/West/Southwest of Winston proper are solid.

If their interest is primarily a primary I have a great referral (the agent I used to buy 4 properties before I got my license)

There are no other platforms we use. I said "off platform." So people directly hearing about our unit and contacting us directly through referrals, or specific facebook groups geared towards traveling nurses.

Overall the South East has been a great place to invest in the past 5 years. 

Winston in particular I like because it has a lot of forward momentum (Wake Forest being a big driver, dumping $1Billion + into downtown, money attracts money, etc)

The economics of Winston are very stable due to hospitals, wake, hanesbrands, aerospace... mostly recession proof industries. If you take a look back to 2008/2009 timeframe home prices didn't really collapse here, they just flatlined for a few years. Even now, a lot of the country housing prices are falling but in Winston prices are $10k higher on average compared to this time last year. 

Winston also is right on the intersection of i40 and i85, so is very accessible to the whole state, TN, VA, and SC.

@Aron Rodriguez congrats! Yea... average DOM right now is 8 days. Good properties go faster. What part of town did you buy in?

Hey @Alexandra Hughes Pailet

The neighborhood in Winston that is the most up and coming is West Salem (27101 just south of downtown)

A lot of new development activity in the form of restaurants, a new brewery, a food hall (allegedly anyway) plus some legacy mainstays like Old Salem, Carolina University and UNC School of the Arts, and the baseball stadium. 

And it’s walking distance of downtown. 

We own a duplex there that’s doing great.
