I am planning on doing fix and flips in Arizona, thinking Phoenix proper and surrounding areas. What is the market like for these projects right now? Is it possible to get these done for sub $100k as an all in number? Would like to find properties in the Class B neighborhoods if possible.

What about the possibility of a $400-$500k townhouse/duplex. Live in one side and rent the other side out? I don't know the prices of the OC area very well, so I'm not sure if a townhouse in that price range is a possibility or not, but if it is, that seems like it might be a good option.

When my wife was an agent for Prudential in San Diego, they put her straight into high end homes. I remember her very first open house was a $2.3m property in La Jolla. Best of luck to you!

I'm also wondering what is preventing it from being move in ready. And have you considered, like others have said, private money or hard money lenders for this project?
